First Floor Timber Frame Extension

BMK undertook the design of a First floor timber frame extension with feature trusses and exposed ridge beams and rafters.

The existing bungalow was in poor condiation but the structure itself was saved but many walls were knocked down and replaced with large UB and UC steel beams in the floor creating large open plan spaces.

BMK under went a extensive survey of the existing structure with the roof on and off to help in completeing a full and accurate model in which was used to deliever a flat pack kit which was fitted in 6 weeks.

Connecting the First floor timber frame to the existing ground floor masonary walls had to be finalised. Few questions were raised as to where the timber frame was to sit while maintaining a 50min mm cavity. The first floor was to be clad with a timber frame cladding. A Precut soleplate sits down on a DPC on the existing brick outer leaf, this is then straped down at 1200 c/c with stainless steel wall straps. A double rimboard sits on this then the Eco joists are top hung over with the Caber dek flooring. Eco joists were made to suit the biggest UB section and no downstand beams were used at all.

Smartly the UB sections help create large open plan ares on the ground floor but also help with carrying down the large point loads down from the roof. See Indicative Joist and beam layout. On the ends of all beams shows the reaction loads to help assit the on site engineer with calculating the padstone required in the existing walls. fig.2.
